The Ativa difference

More Than Just an Edinburgh Estate Agent

Your Personal Property Consultant

Ativa Property came out of a passion for property, specifically prime Edinburgh period property. Through seamless processes we aim to present the finest Edinburgh period property in all its glory for prospective buyers to consider.

Ativa Property director, Fiona Vernon, has spent more than 30 years in luxury and high-end consumer marketing in Edinburgh, promoting luxury period hotels and exclusive-use venues and the historic Old Town as a destination to visitors around the world. Her love of period property and established marketing skills has brought about Ativa Property.

Since 1990, Fiona’s interest in Edinburgh period property has seen her living in various areas of the city. She has been buying, selling, renovating and investing in period homes, investment property and holiday lets. As an established landlord with a growing property portfolio herself, Fiona knows what discerning property buyers are looking for and how to find it.

As a long-time Fellow of the Chartered Institute of Marketing and Chartered Marketer, good quality marketing is at the heart of everything Fiona does. Observing the property sales industry through the consumer lens over many years has been invaluable in developing this highly bespoke, boutique-style service.

THE ATIVA APPROACH

Instilling our values into the way we do business every day is key to our success.

It’s easy to say we operate with integrity and honesty, but the proof is in our actions. That is what ativa means, and it leads to happy customers achieving their goals, as a result.

To ensure best practice in a fast-moving industry, Fiona has recently qualified at Level Six in the Sale of Residential Property with Propertymark. She is member of the National Association of Estate Agents (NAEA) and maintains ongoing CPD. This ensures we provide up to the minute knowledge and techniques abiding by the latest legislation and ensuring our customers’ best interests are first and foremost.

One thing we are passionate about – in addition to beautiful property – is operating transparently, with dedication and flair with our customer’s at the centre of everything we do…. Without you, we are nothing!

FOR YOUR PEACE OF MIND

We have chosen to belong to The Property Ombudsman industry redress scheme and we abide by its Code of Practice to ensure all our processes are fair and following industry best practice.

Fiona is also a member of NAEA Propertymark – the National Association of Estate Agents, a professional membership body which also has strict codes of practice in line with The Property Ombudsman.

By law, we are required to comply with the UK Money Laundering Regulations 2017 and be aware of the Proceeds of Crime Act 2002. We are also registered with HMRC’s Anti-Money Laundering Scheme. These Regulations aim to ensure we know who our customers are and prevent our company being exploited for money laundering purposes. We are required to ask customers to complete ID checks as part of the initial sign up procedure.

We are committed to delivering a highly professional and transparent service and the framework provided by these industry bodies helps us achieve this, providing our customers with peace of mind in our handling of their property sale or purchase.
