There are six main stages to selling your property

Stage 1

Property appraisal, survey & goal setting

First we need to chat, to establish what you want to achieve from selling your property – it may be a specific price, or sale by a certain date. This information will help us shape the very best strategy for your marketing plan. To give an accurate appraisal we will have a number of questions about the property in order to recommend the best price you can expect. You will need a RICS survey – including a single survey, Energy Performance Certificate (EPC) and property questionnaire. All of these need to be carried out before marketing can begin.

Stage 2

Agree bespoke marketing plan

Once we’ve been officially appointed as your selling agent and have discussed your RICS survey report we’ll create a bespoke marketing plan of activities to meet your goals. This will include much more than simply erecting a For Sale sign, taking photos and video and listing you on all the expected property portals.

Stage 3

Implement marketing activities

Our 30+ years in marketing to discerning consumers means we have a number of promotional ideas up our sleeve. We will ensure your property is exposed to as many target buyers as possible, over channels and airwaves where we know they are looking.

Stage 4

Viewings and buyer liaison

You can choose to host your own viewings or let us do it for you. We will show only qualified interested buyers around and discuss the key features of your property. We will stay in touch and give you feedback along the way.

Stage 5

Negotiate sale and price

Pricing strategy and tactics for negotiating the very best sale price depends on what you want to achieve. Perhaps you want to include the negotiation and sale of additional items as part of a package? Whether we agree an Offers Over or Fixed Price strategy, going to a closing date or the sale being negotiated one-to-one, we will represent your best interests and keep in touch all the way.

Stage 6

Hand over to your conveyancing solicitor

Once the final price, date of entry and any additional items have been agreed in writing between you and the buyer (through us), we will pass all the relevant information on to your chosen conveyancing solicitor. If you don’t have a solicitor in mind we can recommend some excellent Edinburgh based colleagues. We suggest you have a solicitor on board from the beginning of this process.
