We INCLUDE the following in our Consultancy Fee which means there’s no upfront marketing fees:
- Advice on how best to present each room for photography & viewings, if required
- Provide styling accessories if needed
- Book and manage our professional photographer/videographer on a sunny day
- In addition to general photos and video we also include aerial (drone) photography of the exterior and local area, twilight shots of the exterior and lifestyle shots and video for social media promotion
- A high-end feel, magazine-style PDF brochure for buyers to download
- A luxury print brochure to send/give out at viewings and for you to have as a keepsake
- A property credentials information guide given out at viewings
- A bespoke For Sale board featuring a key room image, text description and QR code
- All viewings conducted by our team at Ativa (if preferred)
- No tie-in – we don’t need to contract our clients to a minimum term as our clients know we’re working hard to sell their property at the right price and in a reasonable timescale.
PRICE
WE BASE OUR VALUATION ON DATA & EXPERT OPINION
Following our initial visit, we will:
- Research and compare with most recent, similar properties sold in your area via various online sources
- Discuss with our preferred MRICS surveyor to ensure our estimate is realistic
- With expert negotiation skills we will secure the best possible price at sale
PROMOTION
Once you’ve approved your listing and imagery we will pro-actively promote your property to your target buyers:
- PRE LAUNCH:
- Create interest with teaser ‘Coming Soon’ campaign over social media and to our buyer email database
- Compile the luxury brochure – online and print copy versions
- Compile the property credentials hand-out
- Order the bespoke For Sale board
- LAUNCH:
- List your property on all the main UK property portals including, Rightmove, Zoopla, Prime Location, On the Market and the Ativa Property website
- Promote your property to our active buyer database phoning key contacts to inform them
- POST LAUNCH:
- Release lifestyle video campaign over social media
- We will keep your listing fresh and updated ensuring it performs well online
- We will monitor data regularly, including numbers of online views, Home Report requests and pro-actively get in touch with every interested buyer to secure a viewing
- We will report to your regularly how your listing is performing and buyer feedback after each viewing
- VIEWINGS:
- We will host all viewings (if you prefer us to) ensuring we present your property’s key features to match the buyers’ needs
- Viewings will be held at a time to suit you and managed carefully to cause you as little disruption as possible – an Open Day may be considered

- We will recommend a Closing Date if we have multiple Notes of Interest, or negotiate the very best price via a direct offer, liaising with you and advising throughout he process
- Once a formal offer has been agreed we will forward this to your chosen solicitor – we can recommend an excellent solicitor if you don’t have one
- NEXT STEPS
- We will keep in touch with you and both solicitors throughout the conveyancing process until completion, ensuring a smooth journey throughout.
